Coliving operators publish regional bands of ₹11,455 to ₹19,257 (ZoloStays) and ₹7,000 to ₹30,000 (Colive) a month. These “from” prices rarely say the sharing type or what’s included, so compare them with care.

For flats in Mumbai, a deposit of two to three months’ rent is typical, and some landlords ask for more. We found no sourced norm for PG beds, so read the deposit and refund clause in each agreement rather than assuming one.

Brokerage is commonly one month’s rent, sometimes plus GST, and who pays is negotiable. There is no official norm.

On Pakka Stay, every stay shows its own deposit in months and the cash you need before moving in, from the rate card a broker photographs on the visit.

Section 55 of the Maharashtra Rent Control Act, 1999 says every leave and licence agreement must be in writing and registered, and puts the duty to register on the landlord.

IGR Maharashtra’s e-Registration lets both sides draft, sign and register the agreement online, without visiting a sub-registrar’s office.

Real estate agents in Maharashtra need a MahaRERA agent registration. You can look an agent up by name or number on the MahaRERA portal.

Pay a deposit only against a signed, registered agreement. Red flags to watch for

Not enough data for an overall rating yet. We only score an area when at least four sub-scores have fresh evidence, including transit and safety access, and we never use who lives somewhere as a signal.

Ratings from residents appear only when at least three verified residents have reported. Method: area-1.

Not enough data. We haven’t loaded hospital, police and pharmacy locations for this area yet, so we won’t guess at distances.

For each stay, the broker’s visit records gate times, who is on site at night, fire exits and extinguishers. What each check means
